Sunrise over the Calibogue Sound

We're pleased to say the real estate market on Hilton Head Island continues to do well and is showing signs of confidence as we progress through the year. When compared to the same time period as last year, some market segments on the island are performing well with closed sales and appreciation while other segments are doing what they can to hold on to the gains from the previous year.

Island-wide, home sales are moving at a brisk pace with closed sales up 18.6 percent. However, the median sales price has dipped slightly by 1.9 percent to $530,000. 

The villa market on Hilton Head Island is having a great year with closed sales up 5.5 percent and the median sales price appreciating by 10.5 percent to $243,000.

Sea Pines Sea Oats

2018 is becoming the year of the "oceanfront home." Sales of oceanfront homes in Sea Pines have reached stellar pace with 8 homes having already been sold and another 3 under contract.

A combination of the award winning accolades The Sea Pines Resort has earned and last year's beach renourishment project that placed over 600,000 cubic yards of pristine sand along our forested beaches have contributed to the upswing in our oceanfront sales. If we close out the year with 11 oceanfront homes sold, that will be the most we've sold since 2007 when we set the record at 15.

What helps to set this year apart was a beautifully built new spec home on Whistling Swan that sold for $8,700,000. This was the most expensive oceanfront home to sell in Sea Pines

Sea Pines Tower Beach

 

Midway through the year, real estate sales on Hilton Head Island are having a fairly good year when compared to this juncture last year. The general mood of the market is upbeat and positive. All price points and all types of properties are selling and those that are new, or renovated like new, are finding the most attention with buyers.

Island-wide, home sales have increased 19.4 percent while the median sales price has gained only 1.9 percent. Villa sales are doing better with an increase in closed transactions of 10 percent and the median sales price increasing by 12.3 percent, from $216,450 to $243,000.

Home sales in Sea Pines increased by 10.5 percent but median sales price has been nearly flat with a 1.1 percent gain. Coming on the

Sea Pines has volunteered to be in a first-of-its-kind alligator research and study program that's being conducted by Clemson University, the South Carolina Department of Natural Resources and Nemours Wildlife Foundation of Yemassee. They're looking into how alligators behave in residential communities.

Alligators are apex predators and play a crucial role in fostering a healthy ecosystem. They can grow to over 13 feet in length, weigh up to a half-ton and live as long as humans. They are highly intelligent creatures. When the weather warms up in spring, and love is in the air, males begin roaming about and fighting for territory. By May, the males are bellowing out deep grunts while agitating the water with their backs. It's an impressive sound

Baynard Mausoleum on Hilton Head Island

Work is under way to restore the Baynard Mausoleum and Zion Cemetery.  Nestled under a canopy of old oak trees where Mathews Drive and William Hilton Parkway (highway 278) meet is the oldest surviving structure on the island and now a designated listing in the National Register of Historic Places.

Built around 1845 by William E. Baynard, one of the island’s wealthiest cotton planters, the mausoleum served the needs of the dead, but an inscription on its wall urged the survivors to live with “integrity and uprightness.”  Four years after the completion Baynard died at the age of 45 and both he and his wife were interred in the building.

We wanted to let you know the real estate market for the first quarter of this year, both on and off the island, shows great results when compared to this time last year. And if you'll remember, last year was a excellent year for us. Please see the links below for all the data that's provided by the Multiple Listing Service of Hilton Head Island and the Hilton Head Area Association of REALTORS®.

For the island as a whole, home sales were up 20.7 percent and the median price increased 4.6 percent to $530,000. All this activity has encouraged more homes to come to the market increasing our inventory by 18.8 percent. Villa sales were up 16.0 percentand the median price rose by 17.9 percent to $237,500.
